Answer

This is actually a pretty easy question to answer. The nice part about a home loan, is that you tend to have collateral (equity) to offer the lender if you cannot uphold your part of the contract. This makes the lender more likely to give you the loan even with your battered credit past.

Typically home loan lenders will not lend money to borrowers with less than a 500 middle credit score, although some lenders are dipping below this point. I know several people that have purchased home just out of bankruptcy. Many of them qualified for 100% financing, which means they qualified for the entire purchase amount.

With credit rates on the rise, lenders have several creative programs designed to help people get into homes. They are adding new programs and additions to existing programs almost monthly.
